We effectively become your tenant, guaranteeing you a fixed rental income and then let the property to our own corporate clients. You receive the rent agreed regardless of whether the property is empty or the tenant stops paying rent, unless rendered uninhabitable. As such, it is in our best interests to ensure our clients go through a strict vetting procedure. 

We will always cover maintenance up to the agreed amount and have your property professionally cleaned and maintained regularly ensuring your property stays in immaculate condition.

Having been experienced landlords ourselves, we completely understand that handing over the keys to your property involves a lot of trust regardless of tenant profile whether you are a letting agent or landlord. That is why we operate with complete transparency from start to finish so you will never be caught out by anything, legal problems or otherwise. 

Corporate type of lets are extremely common and have been in practice for decades - this will be a completely legal arrangement. Subletting occurs when a tenant lets a property traditionally under an Assured Shorthold Tenancy (AST) and then seeks to underlet the property without prior consent. However, in this type of arrangement, we will be taking on the property under a Management Agreement, with knowledge of all parties involved, which is a perfectly legal arrangement.

Typically, traditional agents or tenants come at more of a cost to you compared to our no fee guaranteed rent service. You will not be charged any tenant finding fees, management fees or VAT. In addition, you won't be at risk when it comes to rent arrears or void periods.
